Michigan seller guide
How to sell a house by owner in Michigan.
Selling without a traditional listing agent can save you a percentage commission, but you take on more of the work. Here’s the process, step by step.
1. Price it with real data
Look at recent comparable sales near your home, not just active listings. Many sellers order a pre-listing appraisal. Soldfe’s Enhanced package includes a market analysis.
2. Prepare required disclosures
Michigan’s Seller Disclosure Act generally requires sellers of 1–4 unit residential property to give buyers a Seller Disclosure Statement before a purchase agreement is signed. Homes built before 1978 also require federal lead-based paint disclosure. Ask a Michigan real estate attorney about your situation.
3. Get on the MLS
Most buyers’ agents search the MLS. A flat-fee listing lets you reach them without paying a percentage listing fee. Soldfe’s Michigan process references Realcomp, subject to eligibility.
4. Photos and description
Use bright, accurate photos of every main room and the exterior. Optional Soldfe AI tools can help draft your listing description.
5. Showings, offers and negotiation
Decide how buyers will schedule showings and review every offer’s price, financing, contingencies and dates. Buyer-broker compensation is negotiable and separate.
6. Closing
A title company or attorney typically handles title work and closing documents in Michigan. Report your sale to Soldfe within two business days of closing.
