Brokerage Disclosure

Soldfe LLC is a licensed real estate brokerage operating in Michigan and Georgia. All services are provided under our brokerage license and applicable state real estate law.

Package Terms

Basic is $75, Enhanced is $299 and Full Service is $899, paid once plus applicable tax. Listing forms, document access and e-signing are available with a paid package. Full Service includes AI listing tools; Basic and Enhanced do not include AI unless purchased separately. An optional AI selection at Basic or Enhanced checkout costs $39; individual AI tools cost $29, or $69 for the tools bundle. Refund Policy

Refund requests

For an unstarted listing, you may request a refund within seven days of purchase. A request is not an automatic refund approval.

If intake has started but your listing is rejected or never published, Soldfe reviews refund requests individually. An automatic refund is not promised; contact Soldfe with your order and listing details.

After MLS publication, flat-fee package purchases are final and non-refundable under the current policy, subject to rights required by applicable law.

When a refund is issued, the associated paid access is revoked and the invoice is marked Refunded. Refunds do not erase existing signed records.

Listing Term, Renewals and Upgrades

The listing term is six months as specified in the signed agreement. After expiry, the seller may purchase the same package again at its full price to request a new six-month term. Soldfe must review and activate the renewal; payment does not automatically relist a property or modify previously signed documents. Upgrades charge the full new package price without proration. There are no subscriptions or automatic recurring renewal charges. Soldfe's expiry notices do not authorize a charge.

Publication and Review

Payment is not MLS publication or approval. Accurate forms, required photos, eligibility, signed agreements and applicable disclosures must be reviewed by Soldfe. Customers may be asked to correct a submission, and a listing may be denied with a reason. No fixed publication timeline is guaranteed. Separate Costs and Compensation

Real estate compensation is negotiable. Package prices do not guarantee inclusion of buyer-broker compensation, lender, title, inspection, appraisal, repair or other third-party charges. Agree any separate compensation or services in writing; applicable tax appears at checkout. No illustrative savings comparison is a guarantee of actual net proceeds.

Listing Change Fees

All packages: $30 per change request after publication.

Arbitration

Any dispute arising out of or relating to these Terms shall be resolved by binding arbitration. For Michigan transactions, arbitration shall take place in Michigan under Michigan law. For Georgia transactions, arbitration shall take place in Georgia under Georgia law.

Electronic Signatures

Electronic signing requires a separate consent in the signing flow. Signed records include signer details, timestamps and request information such as IP address and browser, with GPS only when permission is granted. Executed documents are locked against customer changes and may be downloaded by authorized users. Electronic signatures are subject to the federal ESIGN Act and applicable state law; the existence of an audit record is not a guarantee of legal enforceability in every dispute.

User Responsibilities

You agree to provide accurate, current, and complete information, maintain the confidentiality of your account credentials, and comply with all applicable laws.

Seller Responsibilities

Sellers are responsible for the accuracy of all listing information, property measurements, descriptions, photos, disclosures, and pricing. Sellers must respond promptly to broker requests required to publish, maintain, or close the listing. Report a completed sale through the seller portal within two business days, or sooner if required by your signed agreement. Seller reports are reviewed by Soldfe and do not themselves change official MLS status.

No Guarantee of Sale

Soldfe LLC does not guarantee the sale of any property, the number of offers received, time to sale, sale price, property value, or any specific transaction outcome.

No Rental Services

Soldfe LLC does not provide rental listing services. Our flat-fee packages cover sales of residential, commercial, vacant land, and multi-family properties only.

Service Area

Soldfe LLC services are limited to Michigan and Georgia. Properties outside these states are not eligible for our flat-fee packages.

References to buyer closing cost assistance programs are informational only. Eligibility, terms, and availability vary by lender, program, and borrower. Soldfe LLC does not originate loans and makes no representations regarding any specific program.

Fair Housing & Non-Discrimination

Soldfe LLC complies with the Federal Fair Housing Act and all state and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, gender identity, or any other protected class.

Limitation of Liability

To the maximum extent permitted by law, Soldfe LLC's total liability arising out of or related to these Terms or our services shall not exceed the fees paid by you to Soldfe LLC for the services giving rise to the claim.

Governing Law

These Terms are governed by the laws of the State of Michigan for Michigan transactions and the State of Georgia for Georgia transactions, without regard to conflict of laws principles.
