Georgia seller guide

How to sell a house by owner in Georgia.

Selling on your own in Georgia means handling pricing, marketing and paperwork yourself. Here’s what to expect and where a flat-fee MLS listing helps.

1. Price it with comparable sales

Review recent sales of similar homes nearby. Soldfe’s Enhanced package includes a market analysis if you want help.

2. Disclose known problems

Georgia has no single statewide mandatory disclosure form like some states, but sellers must not conceal known defects, and many sellers use a seller’s property disclosure statement. Homes built before 1978 require federal lead-based paint disclosure. Ask a Georgia real estate attorney about your situation.

3. Choose the right MLS

FMLS and Georgia MLS are separate systems. Soldfe reviews your address to confirm the appropriate MLS for your listing.

4. Market and show the home

Use quality photos and an accurate description. Plan how showings will be scheduled and secured.

5. Review offers carefully

Compare price, earnest money, financing, due diligence period and closing date. Buyer-broker compensation is negotiable and separate.

6. Attorney-led closing

Georgia closings are conducted by a closing attorney. Report your sale to Soldfe within two business days of closing.
