Flat-fee MLS in Michigan and Georgia.
What it is, which MLS your home goes on, what it costs, and what you're still responsible for as the seller.
What is a flat-fee MLS listing?
The MLS (multiple listing service) is the database real estate agents use to find homes for their buyers. Usually only licensed brokers can put a home on it. With a flat-fee MLS listing, a licensed broker lists your home for a set fee instead of a percentage of the sale price, and you choose how much other help you want.
It is a good fit for sellers who are comfortable showing the home, talking to buyers, and making decisions on offers — or who want help with only some of those steps.
Michigan: which MLS?
In Southeast Michigan — Wayne, Oakland, Macomb and Livingston counties — most listings go through Realcomp. Other parts of the state use other MLS systems. Soldfe confirms the right MLS for your property before listing.
Michigan sellers usually pay state real estate transfer tax ($7.50 per $1,000 of sale price) plus county transfer tax ($1.10 per $1,000), unless an exemption applies. Michigan sellers also normally complete the Seller's Disclosure Statement required by state law.
Michigan listing detailsGeorgia: which MLS?
Georgia has two major systems: FMLS, strong in Metro Atlanta, and Georgia MLS, which covers much of the state. They are separate, and a listing on one does not automatically appear on the other.
Georgia's state transfer tax is $1.00 per $1,000 of sale price. Georgia closings are handled by a closing attorney, who will give you the final figures.
